The mortgage business you want
is a decision, not a timeline.
Private one-on-one mentorship with a Canadian principal broker. Real strategy, real accountability and direct guidance — built around your goals, your market and where you want to go. 12 months. Everything you need to actually get there.
Built for professionals
who are serious about growth.
This program is not for someone just getting started. It is for a licensed mortgage professional who already knows the basics — and wants to move to a genuinely different level.
You're doing deals but not growing
Your volume has plateaued. You're working hard but not getting further ahead. You want a real plan and someone to hold you to it.
You're 1–3 years in and need direction
You've survived the first years. Now you want to build a business that actually scales — referrals, systems, bigger deals.
You want to move up-market
You're in residential but want to add private lending or commercial deals to your business. You need someone who has done both at a high level.
You're successful but working alone
You're doing well but you've hit a ceiling you can't see clearly. You want a trusted outside perspective from someone who has been further ahead.
Most agents who struggle
don't lack ambition. They lack direction.
Canada's mortgage industry doesn't come with a roadmap. Licensing gives you the rules. Nobody gives you the strategy. That's the gap private mentorship closes.
Without guidance, growth is slow and expensive.
- You figure things out by failing
- You don't know what you don't know
- Your referral network grows by accident
- Volume plateaus at an invisible ceiling
- You're always reacting, rarely building
You compress years of learning into months.
- You have a real plan built for your market
- Blind spots get caught before they cost you
- Referral strategy is deliberate, not random
- Deals get bigger because you know what to look for
- You build — you don't just survive
Everything you need.
Nothing you don't.
The program is comprehensive by design. Every element exists because it moves the needle on the things that actually drive a mortgage business forward.
Bi-weekly 1-on-1 sessions
Private 60-minute video sessions every two weeks. Your agenda, your challenges, your goals — not a template. Direct access to someone who has solved what you're facing.
Custom business plan
In the first 30 days, we build a real mortgage business plan for you — volume targets, referral sources, product focus and 90-day action steps. Yours to keep and execute against.
Deal review and structuring
Bring your files — live deals, declined files, tricky structures. We review them together, find the angles you missed and talk through how to get them approved or positioned better.
Accountability check-ins
Short between-session check-ins to keep you on track. Not every breakthrough happens in a session — sometimes accountability is the whole work.
Referral network strategy
A systematic approach to building and deepening referral relationships — realtors, lawyers, financial planners, builders. The referral network that drives consistent volume.
Business systems and processes
The infrastructure that makes high-volume sustainable — client communication, pipeline management, follow-up systems, time blocking. Built for your practice, not copied from a template.
Structured start.
Sustainable momentum.
The first three months follow a clear arc — foundation, execution, and compounding. You'll know exactly where you stand and where you're going the entire time.
Build the foundation
- Assess your current business honestly
- Identify the three biggest growth levers
- Build your 12-month business plan
- Set volume targets that are real, not aspirational
- Define your referral strategy and priority markets
Execute and learn
- Begin executing your referral outreach plan
- Deal review: bring your live files
- Close skill gaps identified in month one
- Build or improve your pipeline tracking system
- Start tracking what moves volume
Adjust and compound
- Review 90-day results against the plan
- Double down on what's working
- Fix what isn't before it becomes habit
- Refine the referral strategy with real data
- Set months 4–12 focus areas
Not a coaching product.
A real mentorship.
There is no shortage of mortgage coaching programs. Most of them are templates, group calls and pre-recorded content. This is none of that.
You work directly with Zubair Afzal — always
Not an associate, not a junior coach, not someone who took a course. Every session is with a principal broker who has 20+ years of real Canadian mortgage experience. The knowledge you're getting is the same knowledge it took two decades to build.
It is private by design — limited spots
The program is deliberately kept small. Zubair works with a limited number of mentees at any time. The scarcity isn't marketing — it's what makes the mentorship real. There is a ceiling on how many people one mentor can genuinely serve.
Everything is built around your specific business
There is no standard curriculum for every mentee. Your market, your product mix, your referral sources, your income goals — the strategy is built for you. Two mentees in the same program may get completely different guidance because their businesses are different.
Real deal knowledge — not theory
Zubair has structured files that most agents decline, built lender relationships across A, B and private markets, and generated consistent high-volume referral pipelines. What you get in mentorship is that specific knowledge — applied to your actual deals and situations.
A 12-month commitment because results require time
The 12-month structure isn't arbitrary. Meaningful change in a mortgage business — referral pipelines, deal quality, income growth — doesn't happen in a weekend. The commitment is what separates professionals who actually transform their business from those who get a few sessions and return to old habits.
20 years. An open book.
Everything he built — handed to you.
Principal Broker. Founder, Skayle Academy.
When Zubair started in Canadian mortgages, there was no one to show him the ropes. No mentor. Just a licence, a phone and the slow, expensive process of learning through failure. That was over 20 years ago.
Today he is a principal broker with a track record at the top of the industry — built on real relationships with lenders across Canada's A, B and private markets, and business systems that generate consistent, sustainable volume year after year.
He built Skayle Academy to give every mortgage professional the mentor he never had. The private mentorship program is the most direct, personal version of that. You get the knowledge it took 20 years to build — applied directly to your business.
Two ways in.
One commitment.
Both plans include exactly the same program. The only difference is payment timing. Choose what works for your situation — or ask us when you apply.

Frequently asked questions
Everything you need to know before applying. If your question isn't answered here, ask it in the application form.
What is private mortgage mentorship?
Private mortgage mentorship is one-on-one ongoing coaching built around your specific business. Unlike a group course, every session is focused on your goals, your deals, your challenges. At Skayle Academy, it is led personally by Zubair Afzal — a principal broker with 20+ years in Canadian mortgages — every time.
Who is this mentorship program for?
Licensed mortgage agents and brokers already in the industry who want to grow — whether that means more volume, bigger deals, a stronger referral network, moving into private or commercial lending, or building the systems to make income more consistent and sustainable.
Why is there a 12-month commitment?
Real business change takes time. The 12-month structure ensures we go deep enough to build a real foundation — not just exchange ideas. In the first 90 days we build the plan. In months four through twelve we execute, adjust and compound. Referral pipelines, deal quality and income growth don't happen in a few sessions. The commitment is what makes the results real.
How much does the program cost?
$999 CAD per month on a 12-month commitment ($11,988 total). Or $10,000 CAD paid upfront for the full year — saving $1,988. Both options include exactly the same program. Payment plan and timing can be discussed when you apply.
Is this available online across Canada?
Yes. All sessions are delivered online via video call. You can participate from anywhere in Canada — Ontario, British Columbia, Alberta, Quebec, Manitoba, Saskatchewan, Nova Scotia and beyond. No travel required.
How many people are accepted?
The program is deliberately kept small. Zubair works with a limited number of mentees at any time to maintain the quality of attention each person receives. Spots are accepted on a rolling basis — when one is filled, the next one opens.
Do I need to have taken a Skayle Academy course first?
No. The mentorship is open to any licensed mortgage professional in Canada regardless of whether you've taken a course here. That said, many of our strongest mentorship clients have also completed a Skayle Academy course — the knowledge and mentorship strategy work well together.
