Google Ads can work for Canadian mortgage agents — but it is one of the most expensive advertising channels in financial services, and it rewards agents who approach it strategically over those who simply spend money and hope. The mortgage keyword space in Canada is highly competitive. Terms like "mortgage broker Toronto" and "best mortgage rates Canada" cost $15–$40 per click or more, and the conversions that actually close into funded deals are a small fraction of the clicks you pay for.
That said, agents who understand how to set up and manage Google Ads campaigns effectively can generate consistent, scalable leads. This article walks through the approach, the compliance requirements, and the common mistakes.
Does Google Ads actually work for mortgage agents?
Yes — with conditions. Google Ads works best for agents who:
- Have a specific niche or value proposition that makes them stand out from rate aggregators and big brokerages
- Have a well-designed landing page that converts traffic efficiently
- Have a fast and systematic follow-up process (leads from paid search go cold quickly)
- Have enough budget to generate statistical volume — at least $1,500–$3,000/month to start
- Are willing to track results and optimize over time rather than setting campaigns and forgetting them
Google Ads does not work well for agents who are competing on generic keywords at small budgets, directing traffic to their brokerage's generic homepage, or who cannot follow up within hours of a lead coming in.
Compliance on financial ads in Canada
Before running any mortgage advertising — Google Ads or otherwise — you need to understand your provincial regulatory requirements. FSRA in Ontario, BCFSA in British Columbia, and AMF in Quebec all have advertising guidelines for licensed mortgage agents and brokers.
Key compliance points for Google Ads:
- You must be licensed in the province where you are advertising. You cannot run ads targeting Alberta borrowers if you are not licensed in Alberta.
- Rate advertising requires proper disclosures. Advertising "3.99% mortgage rates" in an ad without required qualifications (OAC, rates subject to change, etc.) can violate regulations.
- Your brokerage name and license number must be identifiable — either in the ad or clearly on the landing page.
- Google also has its own financial services advertising policies for Canadian advertisers, which require advertiser verification for credit-related ads in some markets.
Check your provincial regulator's advertising guidelines before you publish any ads. Getting a compliance notice or fine is a poor return on your advertising investment. When in doubt, have your brokerage's compliance officer review the ad copy before it goes live.
Keyword strategy: the most important decision
Your keyword strategy determines who sees your ads and what you pay per click. The core choices:
High-volume generic keywords ("mortgage rates Canada", "best mortgage broker") — expensive, competitive, and often attract borrowers shopping for rate who will compare you against five other agents. Unless you have a strong rate advantage, these keywords are hard to convert profitably.
Geographic + service keywords ("mortgage agent Hamilton", "refinance mortgage Ottawa") — more targeted, lower competition in smaller markets, more relevant to a local agent building a local practice.
Intent-specific keywords ("mortgage for self-employed Toronto", "second mortgage bad credit Ontario") — lower volume but higher intent and much lower cost per click. A borrower searching "mortgage for new immigrants Ontario" is looking for exactly what you can provide. These convert better.
Negative keywords — just as important as your target keywords. Add negative keywords for terms like "jobs", "definition", "calculator", "how to become a mortgage agent", and other informational or non-buyer queries that will consume your budget without generating leads.
Landing page basics
Sending Google Ads traffic to your brokerage's homepage is a common and costly mistake. Traffic that clicks your ad has a specific intent — they want to speak to a mortgage agent. A homepage with 10 different navigation options and a generic message gives them too many places to go and not enough reason to act.
A conversion-focused landing page for a mortgage agent should:
- Have one clear call to action (call now, or fill out a short contact form)
- State your value proposition simply — who you help and how
- Show social proof (client testimonials, number of deals closed, Google review rating)
- Load quickly on mobile — more than half of mortgage-related searches happen on mobile devices
- Include your brokerage name and license information for compliance
Budget and realistic expectations
Average cost per click (mortgage keywords, Ontario): $12–$35
Average landing page conversion rate (click to lead form): 3%–8%
At $20 CPC and 5% conversion: cost per lead = $400
Lead to funded deal conversion: 15%–25% for a well-managed process
At 20% lead-to-close: cost per funded deal = $2,000
On a $500,000 mortgage at 0.9% commission: revenue = $4,500. Margin after ad cost = $2,500 — profitable if follow-up is strong and the numbers hold.
Conversion tracking: not optional
You cannot manage what you cannot measure. Before spending money on Google Ads, set up conversion tracking for every action you care about: form submissions, phone calls from ads, and phone calls from your landing page. Google Ads' conversion tracking and Google Analytics together give you the data to know which keywords generate leads and which burn budget without results.
Review your campaign performance weekly in the first two months. Pause keywords with high spend and no conversions. Increase bids on keywords that convert. Over time, you will develop a clear picture of which terms and ad variations work for your specific market and niche.
Common mistakes to avoid
- Running ads without conversion tracking — you have no idea what is working
- Advertising generic rate terms and competing with aggregators on price
- Sending traffic to a generic brokerage homepage
- Not following up with leads within 1–2 hours — paid search leads expect immediate contact
- Running ads in provinces where you are not licensed
- Stopping ads after one month because "it didn't work" — campaigns typically need 60–90 days to optimize
Google Ads is a channel that can generate real volume for mortgage agents, but it requires investment, patience, and disciplined follow-up. It works best as one component of a broader lead generation strategy, not as a substitute for the referral-based business that remains the foundation of most successful mortgage practices in Canada.
